Yes. As a lot owner you become a member of the North Creek Ranch Homeowner's association. To protect the public, the state of Utah requires that subdivisions larger than 15 lots establish a water company that must own and manage the water rights and water company. The North Creek Ranch Home Owner's Association owns and manages the water company providing the water to the subdivision. State laws and regulations govern the operation of the water company. Water Rates are regulated by the state. As a protection to the lot owners, the Utah Division of Public Utilities must approve all water rates charged by North Creek Ranch. In fact, the benefit of a water company with its modern water system including the 700 + feet deep well, the 120,000-gallon storage tank and the computerized pressure and pumping system adds immense value to each lot. |

| Its similar to what you are used to in the City. Currently the monthly minimum charge is $30 per month for the first 12,000 gallons, if you go over 12,000 gallons you are billed for the additional water. For those owners who have not set a water meter there is an annual standby fee of $120 per year. |

| Is there a limit to how much water we can use on our property? |
| Yes, each lot is limited to a maximum of one acre-foot per year serviced by a one-inch water meter. The water meter size and the annual water usage must be considered in your home design and landscape plan. Like many city systems, in times of drought or emergency additional water restrictions could be imposed. |

| Do we need the Association's approval before building our home or landscaping our property? |
| yes, Prior to constructing improvements or changes to your residence or lot, you must obtain written approval of the building plans and landscape plans from the Architectural Control Committee. Please refer to the Protective Covenants and Design Guidelines available on this web site. |

| Do we pay any homeowner's dues or assessments? |
Yes, because the roads are owned and maintained by the county and because there are very limited common areas or amenities requiring maintenance the Association assessments are comparatively small. Currently the only dues or assessments are the water fees used to operate and maintain the water system serving North Creek Ranch. Currently the monthly minimum charge is $30 per month for the first 12,000 gallons, if you go over 12,000 gallons you are billed for the additional water. For those owners who have not installed water meters there is currently an annual standby fee of $120 per year.
The Association through its Board of Directors may levy additional assessments or increase existing assessments if needed for the management and administration of the Association and the common areas including but not limited to the monument sign and the water company. As an owner you will be billed for water and other assessments, if any, on a monthly, quarterly or annual basis. Failure of any owner to pay the assessments will result in a lien for the amount of the past due assessments being filed against the property. |

| Who maintains the roads and are they accessible year round? |
| Beaver County owns and maintains the roads within North Creek Ranch. Roads are routinely plowed and salted in the winter; however, roads may be muddy and snow packed at times requiring 4-wheel drive and snow tires. |
